This is a hands-on role that combines prospecting and relationship building with estimating, takeoffs, pricing, proposals, contract review, field coordination, and project follow-through. The successful candidate will remain actively involved after the sale to help ensure that scope, materials, schedules, documentation, billing, and client expectations stay aligned.
Key Responsibilities:
Business Development and Client Relationships
- Identify, qualify, and pursue new commercial sales opportunities through research, networking, referrals, relationship development, and targeted outreach.
- Build and maintain strong relationships with general contractors, builders, facility teams, architects, end users, vendors, and other project stakeholders.
- Conduct client consultations, presentations, product demonstrations, and project discussions that clearly communicate recommended solutions and value.
- Develop sales plans for assigned accounts and markets; identify opportunities to expand services, cross-sell, and grow existing relationships.
- Maintain knowledge of flooring products, installation methods, market conditions, competitor activity, and industry trends.
Estimating Pricing and Proposals
- Review drawings, specifications, project requirements, and bid documents to understand the complete scope of work.
- Prepare accurate takeoffs that identify project and site information, flooring materials, accessories, installation patterns, carton sizes, layout orientation, drawing dates, and other relevant details.
- Obtain project-specific vendor pricing and negotiate favorable pricing and terms, particularly for large projects.
- Develop accurate costing and proposals using approved company workbooks and processes, while maintaining required margins unless an exception is approved.
- Obtain and deliver samples and coordinate measures, site inspections, and field verification of takeoffs as needed.
- Negotiate pricing and sales terms within established authority and secure customer approval.
Contract and Project Coordination
- Obtain and review contracts with the appropriate internal team, confirming scope, contract value, schedule, payment terms, insurance requirements, submittals, AIA billing requirements, and other required documentation.
- Attend project kickoff meetings and communicate relevant commitments, risks, and requirements to Sales, Purchasing, Operations, and Administration.
- Submit complete and accurate material orders to Purchasing; monitor backorders and estimated arrival dates against client and installation timelines.
- Coordinate with Operations regarding installation schedules, material readiness, job-site conditions, scope, punch-list items, and project issues.
- Visit active job sites as needed to communicate with clients and installers, confirm progress, address concerns, support material needs, and obtain before-and-after photographs.
- Identify, document, price, obtain approval for, and communicate change orders before additional work proceeds whenever practical.
CRM Documentation and Financial Follow Through
- Enter and maintain complete, timely, and accurate opportunity, quote, activity, and project information in the company CRM.
- Maintain organized electronic project files in the shared company system, including vendor pricing, takeoffs, drawings, costing, proposals, signed contracts, and change orders.
- Record sales calls, meetings, next steps, and outcomes; maintain an accurate pipeline and provide reliable forecasts and reports to leadership.
- Coordinate with Administration on deposits, billing schedules, monthly AIA billing, completion invoicing, open orders, payment terms, and accounts-receivable follow-up.
- Support collection of deposits, progress payments, final payments, and approved change-order amounts, including check pickup when necessary.
- Respond promptly to customer and internal communications and raise project concerns early enough for the team to act.
What Success Looks Like:
- Achieving sales revenue, gross-margin, and growth goals.
- Building a healthy pipeline and providing accurate, timely forecasts.
- Winning new clients while expanding trusted relationships with existing accounts.
- Producing complete, accurate takeoffs, estimates, proposals, orders, and project records.
- Maintaining strong communication and follow-through from opportunity through project closeout and payment.
- Helping deliver a positive client experience while protecting project profitability.
Qualifications:
- Demonstrated success in outside sales, account management, estimating, or project-based business development; commercial flooring or construction industry experience is strongly preferred.
- Ability to read and interpret architectural drawings, specifications, and commercial project documents; flooring takeoff experience is strongly preferred.
- Strong communication, presentation, negotiation, organization, and relationship-building skills.
- Sound business judgment and the ability to balance customer needs, project requirements, timelines, and profitability.
- Proficiency with CRM systems, Microsoft Office 365 [Outlook, Sharepoint], email, spreadsheets, shared electronic files, and other business software.
- Ability to manage multiple opportunities and active projects, establish priorities, and meet deadlines with limited supervision.
- Ability to travel to client meetings and project sites as required.
- Bachelor's degree in business, marketing, construction management, or a related field is preferred; relevant experience may be considered in place of a degree.
